1. Getting started
If you’re seeking third-party financing, the most important piece in your home-buying search involves a loan pre-approval from a qualified and experienced mortgage adviser. It’s important you work with someone you trust. If you are not already working with a mortgage adviser, we are happy to provide references who are extremely knowledgeable, service-oriented, and trustworthy.
2. Priorities and preferences
Upon determining your finances for moving forward, the completion of a Buyer Profile worksheet refines your search criteria in terms of the specifications you’re looking for in your next home. 3. Compare and contrast
As you narrow down your selection of homes, this is where our market expertise will have the most value. We will provide real-life information to consider in terms of location, taxes, schools, surrounding amenities, and resale value for the home you’re considering.
Before you make an offer, we’ll review a comparative market analysis (CMA). A CMA will provide you with an estimate of market value for the home you’re interested in — based on recent comparable sales with similar property attributes, i.e. location, year built, square footage, etc. This will enable us to make a competitive offer.
5. Inspection process
The inspection is critical in any buying situation. Evaluating the report and recognizing the possible repairs is when a quality agent will serve you well. Therefore, it’s our responsibility to understand the ins/outs of the inspection process and demonstrate proficient negotiating skills. We will be persistent in advocating your position!
6. Concierge services
The transition period prior to closing is filled with details. My team and I will guide you through the maze to provide answers to your questions and facilitate tasks that are required during this time. From setting-up utilities to transferring pool or lawn service, our goal is to anticipate what services you might need along the way, and ensure you have the assistance you need in a timely manner.
7. The closing
Prior to closing, you’ll have a walk-through of your new home to assure agreed-upon repairs were made and that the house is in the same or better condition than when you made the offer. Then you’ll start signing documents, and finally, you’ll receive the keys to your new home.
